NIE number, land registry (registro), cadastre, encumbrances, permits — checked with a lawyer before you reserve.

Arras contract

Reservation and private purchase agreement with deposit (typically 10%) — clearly negotiated, fair to both sides.

Notary & handover

Escritura at the notary, tax handling (ITP/AJD), registration, utility transfers and key handover.

Buying & selling in Mallorca — the basics

What purchase costs apply in Mallorca?
As a rule of thumb, buyers should budget roughly 10–13% on top of the purchase price: transfer tax ITP (tiered 8–13% on resale properties) or 10% IVA plus AJD on new builds, plus notary, land registry and lawyer. We calculate this transparently for your specific property.
Do I need an NIE number?
Yes — the Número de Identificación de Extranjero is required for any property purchase in Spain. We coordinate the application with our gestoría so it's ready well before the notary appointment.
Who pays the agent's commission?
In Mallorca it is customarily the seller (around 5% plus IVA is standard). For an exclusive buyer's mandate we agree a transparent fee — see the pricing page.
Do you look after the property after the purchase?
Yes — that's our speciality. With our property service we take over inspections, tradesman coordination and emergencies after handover. Buy with us and you have someone on the island from day one.
