Brokerage

Buying & selling — clear, market-standard terms

All fees plus IVA. For buyers, sales are commission-free — the seller customarily pays the commission. No double-dipping: we represent one side per transaction.

Are there costs on top of the packages?

Only what you'd fairly expect: tradesman invoices and materials are passed on 1:1 (approved by you in advance, checked by us). Coordination and call-out services are included in the packages as described, or listed as one-off prices in the table.

How is billing handled?

Monthly packages by SEPA in advance; one-off services after completion with an itemised invoice incl. photo documentation. All invoices are issued by iX immo GmbH — EU invoices with VAT shown.

What if my property is very large or special?

For estates with extensive systems, multiple buildings or special requirements (horses, agriculture, yacht coordination) we prepare an individual quote — the package prices are the starting point, not the limit.

Is there a minimum term?

6 months for the care packages — long enough to build trust, short enough that we have to prove ourselves. Monthly cancellation thereafter. One-off services can be booked any time without commitment.
